We have been and are currently involved with the development of over 1200 units of accommodation (houses and apartments) in 8 locations in the Midlands and South-East of England. We have worked with more than 100 different landowners in the last 3 years. Below are three examples of such transactions.

51 acre site in Essex with potential for 400+ homes

LandSite approached two owners of this large residential site with potential for some retail use. We explained the reasons why it was prudent in the current market to enter into an Option rather than a Conditional Contract deal with a developer. We also evaluated the Essex Housebuilder market for the landowners and in conjunction with their input we reached the conclusion that the original national housebuilder offered the best solution for successful development of the site within a sensible timeframe. This also resulted in a deal which demonstrated best value for the landowners.

1 acre site in Hertfordshire for luxury retirement development

LandSite initially advised the landowner that the highest value for his site could be created through development for a retirement scheme as this made best use of the land (high density apartments), required little car parking and involved no affordable housing. The landowner agreed but was not initially offered a sensible price. LandSite advised the owner to wait; we then re-approached both the existing developer and also a new developer, consequently securing an 88% increase in the purchase price.

1 acre site for student accommodation in a South-East University City

LandSite identified and approached the landowners of this well-established business which has been trading for many years. The owners wished to release capital from the land (which was under-utilised) and move to another premises. They required a significant sum for the site to achieve this, so LandSite prepared a bespoke report evaluating the various development options and identified potential alternative sites which the business could re-locate to. This site has been successfully secured for a record sum and planning is being taken forward.
